We provide landscaping in Vancouver, WA across the north side of the city and the unincorporated neighborhoods that run into it: Minnehaha, Walnut Grove, Five Corners, Sifton and Fruit Valley. This is Vancouver, WA in Clark County, not North Vancouver in British Columbia, and it is about a 25-minute drive down I-5 from our base in Woodland.

The north side is a patchwork. Some streets sit inside city limits and others belong to unincorporated Clark County despite a Vancouver, WA mailing address. More than one-third of the people in the Vancouver, WA urban area live in those unincorporated areas north of the city line. The ground changes just as quickly, from fast-draining gravel to creek-bottom muck, so we plan each yard around the soil it actually sits on.

The North Side of Vancouver, WA, Neighborhood by Neighborhood

The City of Vancouver, WA recognizes 71 neighborhood associations, and several more county areas sit just outside the line. On the north side we work in:

  • Minnehaha. Once called the "Black Forest" for its thick timber, the area took its name from an 1891 Columbian editorial that called Burnt Bridge Creek "Minnehaha, laughing water". West Minnehaha is a city neighborhood association, while the Minnehaha census area itself is unincorporated.
  • Walnut Grove. Just north of Minnehaha. It was its own census place of 9,790 people in 2010 and is now a City of Vancouver, WA neighborhood association.
  • Five Corners. About 21,000 people between I-205 on the southwest and SR-503 on the east, mostly in the Evergreen School District.
  • Sifton. The southern end of the Orchards area. Our Orchards landscaping page covers that side in more detail.
  • Fruit Valley. A west-side city neighborhood on low ground toward Vancouver Lake, first built as one of the tract-housing developments of the World War II shipyard boom.
  • Also: Northwood, Northfield, Northcrest, the Burnt Bridge Creek neighborhood and the streets around Vancouver Mall.

A 2025 proposal would annex the rest of Vancouver, WA's urban growth area, about 56 square miles, so the city line on the north side may move again. We check which rules apply to your parcel before quoting walls, grading or work near a creek.

Gravel, Silt and Creek Muck: Soils on the North Side of Vancouver, WA

USDA soil maps show three very different kinds of ground within a few miles of each other:

Where Main soils How they behave
Minnehaha, Walnut Grove Hillsboro loam on 3 to 15% slopes Well drained terrace soil; easy digging; dries out by midsummer
Five Corners, Sifton Sifton and Wind River gravelly loams Gravelly and fast draining; water and fertilizer run straight through
Fruit Valley Sauvie and Hillsboro silt loams Sauvie is poorly drained lowland soil that stays wet through winter
Low pockets and creek edges Semiahmoo muck, Tisch silt loam Very poorly drained; saturated much of the year

On the gravel, the job is holding water in: compost worked into beds, a few inches of real topsoil under lawns, bark dust on top and drip irrigation underneath. On Sauvie and muck ground it flips to getting water out with French drains, raised beds and plants that tolerate wet roots. The Burnt Bridge Creek Trail, which runs about 8 miles from Meadowbrook Marsh Park west to Vancouver Lake, passes wetlands along the creek where that wet ground shows.

Dry Summers, Ice and Heat in Vancouver, WA Yards

Vancouver, WA is the driest part of our service area. The Pearson Field airport station averages 37.47 inches of rain a year, with 0.42 inches in July and 0.52 in August. Its median last spring freeze falls on March 29, so the growing season is long and the summer dry spell is long too.

The extremes matter as much as the averages:

  • The June 28, 2021 heat dome pushed Vancouver, WA to 115 F. Needles and leaves browned on conifers and shrubs across the region within days.
  • The February 2021 ice storm caused about 20,000 power outages in north and northeast Vancouver, WA and brought down wires and damaged trees.

So on the north side we water lawns deeply and early, lean on drip and bark dust in beds, choose shrubs that handle dry summers, and keep heavy limbs over roofs pruned back before winter.

27 Services in Vancouver

Every Landscaping Service We Offer in Vancouver, WA

Pick a category below. Each service links to our full guide with process, pricing factors and FAQs.

01

Landscape Design & Installation in Vancouver, WA

Landscape Design & Installation in Vancouver

A north-side design starts with which ground you are on. A Five Corners yard on gravel gets drip-fed beds and a smaller lawn; a Fruit Valley yard on Sauvie silt gets raised beds and a planned path for winter water.

Garden Bed Design & Installation, Planting & Garden Maintenance in Vancouver

We plant for the long dry summers on the north side of Vancouver, WA: Oregon grape, red-flowering currant, kinnikinnick and other tough shrubs, set in beds with compost worked into the native soil and a drip line under the bark.

Native Plant Landscaping & Rain Garden Installation in Vancouver

Gravelly Sifton ground in Five Corners can soak up roof water fast enough for a rain garden; Fruit Valley's poorly drained Sauvie soil usually cannot. We run an infiltration test before suggesting one, then plant natives suited to each zone.

New Construction Landscaping in Vancouver

Infill homes on north-side lots usually finish with scraped, compacted ground. We rip it up, bring in soil where the gravel is too lean to hold water, and install sod, beds and irrigation before the first dry July.

Landscape Lighting Installation in Vancouver

Low-voltage path and patio lighting for long summer evenings in Vancouver, WA. We run fixtures along walks, steps and seat walls, keep glare out of neighboring windows on tight city lots, and put the system on a timer.

Mulching, Bark & Bark Dust Installation in Vancouver

On fast-draining gravel, a 2 to 3 inch layer of bark dust is what keeps bed soil from drying to powder by August. We weed, edge and spread fir or hemlock bark, adding compost underneath where the native soil is thin.

02

Lawn Care & Lawn Renovation in Vancouver, WA

Lawn Care & Maintenance, Lawn Mowing & Edging in Vancouver

Mowing, edging and trimming on a weekly or every-other-week schedule from spring green-up through fall. In the July and August dry spell we raise the cutting height so north-side lawns shade their own roots instead of scorching.

Sod Installation, Sod Laying & Lawn Installation in Vancouver

New sod on Sifton or Hillsboro ground roots well but dries fast, so we lay it on fresh soil, roll it tight, give it a deep first soak and leave a watering schedule. Spring and early fall are the easiest times to lay it here.

Lawn Aeration, Dethatching, Overseeding & Lawn Restoration in Vancouver

Aeration and overseeding on the north side work best from September through mid-October, once rain returns while the soil is still warm. A seed mix with tall fescue holds up better through the dry Vancouver, WA summer.

Lawn Moss Removal & Moss Treatment in Vancouver

Even with the least rain in our area, moss takes over shaded lawns under conifers and the soggy low spots near Burnt Bridge Creek. We dethatch it out by machine, correct the shade or drainage behind it, and overseed.

Artificial Turf Installation & Dog Run Installation in Vancouver

Artificial turf makes sense on the north side wherever a lawn would need daily summer water to survive, such as a small, sunny backyard or a dog's favorite fence line. We build a compacted, draining base so it rinses clean.

03

Drainage, Grading & Erosion Control in Vancouver, WA

Landscape Drainage Solutions & French Drain Installation in Vancouver

Drainage work clusters in Fruit Valley and the creek-side low spots, where Sauvie silt loam and muck hold winter water. A French drain needs a legal outlet, so we map where water can go on your lot before trenching.

Downspout Drainage & Drainage Catch Basin Installation in Vancouver

Plenty of north-side homes still let roof water spill right beside the siding. Depending on the soil, we route those downspouts to a gravel infiltration trench, a dispersion trench or a catch basin and solid pipe that carries water clear of the house.

Yard Grading, Regrading & Landscape Erosion Control in Vancouver

Most north-side lots are gentle, but slopes down toward Burnt Bridge Creek and older yards that settled toward the house need regrading. We shape the ground to shed water and cover bare soil before the October rains.

Gravel Driveway Restoration in Vancouver

Gravel parking pads, RV spots and long shared drives on the county side of the line rut and wash out. We regrade them, restore the crown so water runs off, and lay new crushed rock compacted to a firm surface.

04

Hardscaping, Pavers & Retaining Walls in Vancouver, WA

Hardscaping & Paver Installation in Vancouver

Paver patios and walkways get heavy use in Vancouver, WA's long dry season. We compact the base in layers, which matters on silt soils that soften in winter, and cut curved patterns on site to fit the yard.

Paver Patio Repair & Leveling in Vancouver

Patios that sank over soft Sauvie silt or heaved over tree roots get lifted, rebased and reset. We also fix the missing edge restraint that let the pavers spread, then re-sand the joints.

Retaining Wall Installation & Retaining Wall Repair in Vancouver

Inside city limits, Vancouver, WA's code exempts walls up to 4 feet, measured from the bottom of the footing, that hold no extra load; county addresses follow Clark County rules. We check which applies, then build block walls with drain pipe and rock behind them.

05

Irrigation & Sprinkler Systems in Vancouver, WA

Irrigation & Sprinkler Installation, Drip Irrigation Installation & Conversion in Vancouver

Irrigation matters most on the north side, where summers are the driest we see and gravelly soil holds little water. We design separate zones for lawns and beds, use drip in the beds, and add the backflow assembly your water system requires.

Sprinkler System Repair, Sprinkler Leak Detection & Repair in Vancouver

Spring start-ups, broken heads, leaking valves and zones that never shut off. We find the leak, repair it and set the controller for July heat. Annual backflow testing goes to a state-approved tester, as Washington requires.

06

Yard Cleanup, Clearing & Invasive Plant Removal in Vancouver, WA

Yard Cleanup & Seasonal Maintenance, Leaf Removal, Fall Cleanup & Storm Debris Cleanup in Vancouver

Fall cleanups on the north side mean leaves, cones and needles off lawns, walks and beds before the November rains mat them down. We haul it all away rather than leaving it stacked beside a full organics cart.

Overgrown Yard Cleanup & Restoration, Brush Clearing & Removal in Vancouver

Neglected lots along Burnt Bridge Creek and in older parts of Minnehaha can vanish under brush, volunteer trees and grass gone to seed. Our crew cuts it to the ground, lifts stubborn roots with the mini excavator and trucks every load away.

Blackberry Bush Removal & English Ivy Removal in Vancouver

Himalayan blackberry lines the creek corridors and back fences across the north side. We dig out the root balls so canes do not come right back, cut English ivy off trunks, and check the critical-area rules before working near the creek.

Pre-Sale Landscape Cleanup in Vancouver

North-side listings compete on photos. We mow and edge, cut shrubs back off the windows, refresh the bark dust, and patch or replace a tired lawn so the yard looks looked-after from the street.

07

Trees, Shrubs & Hedges in Vancouver, WA

Shrub & Hedge Trimming and Privacy Hedge Installation in Vancouver

Laurel and arborvitae hedges screen a lot of north-side backyards from close neighbors. We trim them back to shape and haul the clippings, and replace heat-scorched sections with fresh arborvitae on a drip line.

Tree Trimming & Pruning in Vancouver

The 2021 ice storm showed which limbs were weak on the north side. We prune for clearance over roofs and drives, remove deadwood and broken limbs, and shape young trees so they grow a sturdier structure.

08

Commercial Landscaping in Vancouver, WA

Commercial Landscaping & Maintenance in Vancouver

Grounds care for offices, retail, churches and association common areas around Vancouver Mall and the I-205 corridor. Scheduled mowing, beds, irrigation checks and storm cleanup, with a phone answered 24/7.

Planned for the Dry Season

With the least summer rain of any area we serve, a north-side yard depends on its irrigation. We pair sprinklers on lawns with drip on beds, mulch with bark dust, and use plants that handle dry summers, so the yard stays green in August without wasting water.

A start-up and head check in April or early May covers most yards, since spring rain usually handles watering until June. Winterize by early November: the median first fall freeze at the Pearson Field station in Vancouver, WA is November 9, and one year in ten it arrives by October 22.
